Purchases and stock per location; reorder rules draft the purchase order.
On the staff app, employees see their payslips and documents, request leave and ask HR for a salary certificate: AED 20 per employee a month.
A claim with a category and a receipt photo; the manager approves it.
Who is Xrero for, and who is it not for?
You run cleaning or facility management staff across client sites in the UAE and want to know who is on which site, keep visas and labour cards in date, pay through WPS and invoice monthly service contracts with 5% VAT, in Arabic and English.
You need planned maintenance of building assets (CAFM), a portal where clients raise tickets, or QR checkpoint patrols: a dedicated CAFM system fits better, and Xrero can run beside it for HR, payroll and accounts.

Common questions
What is the best facility management software in the UAE?
No one system suits every facility management company; it depends on yours. If you mainly need planned maintenance of building assets, look at a CAFM system. If you run cleaning and soft-services staff across client sites, check five things: check-in at the site with location, shift and overtime rules, visas and labour cards tracked to expiry, payroll that makes the WPS file, and service contracts invoiced on schedule with 5% VAT. Xrero does the five in one system, at AED 99 a month per office user (AED 83 on the annual plan) and AED 20 a month per employee on the staff app, with optional set-up from AED 2,999; it has no CAFM maintenance plans today.
How much does facility management software cost in the UAE?
Xrero has two prices for people who sign in. Office users (managers, HR and accounts) cost AED 99 a month each, or AED 83 on the annual plan, with every app included: attendance, payroll, contracts, projects, purchasing, stock and accounting. Employees who use the staff app on their phone (check in and out, payslips, leave, their own documents, claims) cost AED 20 a month each, or AED 200 a year. Staff who only check in on a fingerprint or face terminal, or only receive payslips, are not charged. Set-up by our team is optional, from AED 2,999 once. There is a 15-day trial with no card.
How does site attendance with location work?
The cleaner or technician opens Xrero on the phone at the client site and taps once to check in; the phone's location is saved with the punch, and a punch without a location is refused. The attendance list shows each punch on a map pin and flags any punch with no location, so you see who is on which site. One tap is one punch: a double tap never opens and closes a shift. Sites with a fingerprint or face terminal can use it instead; the terminal pushes each tap over the internet, with no office server, VPN or USB export.
Do cleaners who check in from their phone pay the full user price?
No. A cleaner who uses the staff app on the phone (check in and out with location, payslips, leave, their own documents, claims) costs AED 20 a month, or AED 200 a year. A cleaner who only checks in on a fingerprint or face terminal at the site, or only receives a payslip, is not charged. Only office users such as managers, HR and accounts pay AED 99 a month (AED 83 annual). You can mix phone and terminal check-in across your sites.
How does it track visa, labour card and Emirates ID expiry?
Each employee's documents are on file with the issuer, number, issue and expiry dates and a scanned copy that opens in the browser. Each shows valid, expiring or expired; the warning window is set per company, 60 days by default. A daily check raises a to-do for the responsible person when a document enters the window, and again on the day it lapses; these are reminders inside the system, not e-mails. "Not clear to work" lists anyone with an expired labour card or residence visa. Xrero tracks the dates you enter; it does not check them with any authority.
Does it make the WPS salary file?
Yes. Payroll covers salaries, overtime, leave and end-of-service gratuity under UAE labour law. The approved timesheet becomes the salary draft, and one approval produces the WPS salary file (SIF) for your bank or exchange house. Payslips print in Arabic and English.
Can we invoice monthly cleaning contracts on schedule?
Yes. In the Subscription app each service contract is a plan with its own price and billing period, and Xrero raises the invoice on schedule with 5% VAT. Renewals and cancellations are kept on the contract.
Can we plan recurring tasks per site, and are the hours billed?
You can plan the tasks: in the Project app each site has its tasks with assignees, deadlines and recurring tasks, and hours are logged on the task. The hours are not invoiced from the timesheet automatically; contracts are invoiced on their schedule instead.
Does Xrero include CAFM, planned maintenance or a client ticket portal?
No, not today. Xrero has no CAFM asset-maintenance plans, no portal where clients raise tickets and no QR checkpoint patrols. It runs the staff, contracts, site tasks, supplies and accounts of a facility management company, and it can run beside a CAFM system.
Does it work in Arabic?
Yes. Every screen is in Arabic and English, for every user, and invoices and payslips can print in both languages.
Is Xrero the same as Xero?
No. Xrero (X-R-E-R-O) is business software built in Dubai for UAE companies. Xero (X-E-R-O) is a separate accounting company from New Zealand. The two are not related.
